A managing partner of SDI Realty Advisors, Charles W. Shears has more than 30 years of commercial real estate experience. Charles got his start as a real estate agent with the Horne Company while attending the University of Texas. After graduating in 1983, he worked as a real estate broker specializing in raw land sales for the Sabin-Huey Company in the Dallas Metroplex. Charles returned to Houston to work with Fuller Commercial Realty in 1986 before launching Shears Companies in 1990. The company acquired Resolution Trust Properties and redeveloped its properties, and, in 1993, started developing small retail centers mainly in front of Walmarts. Two years later, Shears Companies began developing larger (150,000 sq. ft.) properties in markets around Houston. In late 1997, Charles formed SDI Realty Advisors with Ken Delery. In 1998, SDI began focusing on shadow centers in front of Walmart Supercenters, and has since co-developed 23 projects with Walmart. By the early 2000’s, SDI was assisting Lowe’s Home Improvement stores with the rollout of new locations in Texas, Louisiana, Arkansas, and elsewhere in the south. To date, SDI has completed 61 Lowes developments either as a developer or a broker. During and after the Great Recession, SDI pursued other opportunities. In 2015, SDI acquired a development in Bossier City, Louisiana, to develop a Kroger Grocery Store location. It also acquired a failed Jobber/C-Store company with 31 stores, eventually converting 18 of the locations and reworking the remaining stores before selling the business in 2016. By pursuing these sites, SDI identified a niche in operating other businesses with real estate as collateral. Today, SDI operates on two fronts: One focused on small shop development with high traffic and dense intersections, and another focusing on larger developments with grocery anchors.
