Bio
Chris is a seasoned real estate development executive with a triple bottom line approach — social, environmental, and economic. Chris currently serves as HTG’s Senior Vice President of Development. He has established a track record as a high-production deal originator and effective project manager via strategic vision, financial acumen, creative problem solving, and effective negotiating. He is responsible for the complete real estate development process from acquisition through stabilization. Chris has been responsible for the development and preservation of over 2,500 multifamily units utilizing 9% and 4% LIHTCs, Tax-Exempt Bonds, Tax-Increment Financing, Community Development Block Grants, HOME investment Partnership Loans, Federal Home Loan Bank AHP loans, FHA insured mortgage products, Section 8 project-based rental assistance, public housing authority mixed-finance structures, and various local affordable housing subsidies throughout his career. Since joining HTG in August of 2012, Mr. Shear has secured financing and managed the development of 10 competitively allocated Low-Income Housing Tax Credits developments, comprising 798 units, throughout Florida. In the summer of 2017 Housing Trust Group formed HTG America to expand their operations into key markets outside of Florida. In addition to the developing affordable/workforce communities in Florida, Mr. Shear is responsible for leading the HTG America platform. He is heavily focused on QAP/NOFA analysis, acquisition initiatives, financial structuring, and developing strategic partnerships with municipalities, not-for-profit corporations, and public housing authorities. Mr. Shear is a LEED Accredited Professional and holds a B.S. in Economics, with a concentration in Real Estate and Urban Land Economics, from the University of Wisconsin-Madison. Prior to joining HTG, Mr. Shear has served in leadership roles with both the for-profit and non-profit development firms.
