Based in CBRE Hotels’ Houston office, Drew Noecker is a Vice President, currently responsible for evaluating and analyzing hospitality assets, preparing debt and equity financial models, underwriting transactions and helping to manage the process of hospitality transactions. Previously, as a Director at Winston Hotels, Mr. Noecker was involved in debt and equity transactions with total consideration of over $1.8 billion, including the disposition of the publicly-traded REIT. His background in hospitality finance and acquisitions enables him to understand all elements of a transaction and offer insight into disposition and financing opportunities, in order to help clients view a complete spectrum of potential transaction structures. Mr. Noecker assists with debt and equity sourcing, and the marketing of hospitality assets. Prior to joining CBRE, Mr. Noecker served as Director of Finance in the Mezzanine Finance Group of Winston Hotels, one of the hospitality industry’s most successful real estate investment trusts (REIT), which merged with Inland American Real Estate Trust in July 2007 to form Inland American Winston Hotels, Inc. In his role at Winston, Mr. Noecker directed the review and underwriting of potential high leverage loan transactions, coordinated the due diligence process for each loan, facilitated document negotiation and coordinated the closing processes. He completed transactions with companies including GE Real Estate, Credit Suisse, Bear Stearns, Walton Street Capital, Canyon Capital Realty Advisors, and Oaktree Capital Management. While with Winston, Mr. Noecker reported directly to President and CFO Joe Green. Working with all the major brands, including the Hilton and Marriott families of brands, Mr. Noecker worked on and closed financing transactions totaling nearly $100 million for projects with total capitalizations in excess of $690 million. Prior to his tenure with Winston, Mr. Noecker worked in the Boston-based Consumer Products Investment Banking Division of Advest Group Inc., a publicly traded diversified financial services company with 85 offices in 16 states and the District of Columbia. At Advest, Mr. Noecker worked on mergers and acquisitions and public stock offerings.
