25+ years in real estate, beginning in 1995 in residential custom homebuilding and evolving into a multi-discipline platform spanning brokerage, property management, valuation, development, and investment. I hold licenses and certifications across three states (PA, NJ, and Maine) and lead a full-suite organization serving both residential and commercial clients.
I serve as CEO and Broker of Record at Higgins & Welch Real Estate, Inc., where my team supports:
• Residential and commercial sales & leasing
• Property management
• Distressed asset management and REO services
• Development and consulting
As President of Higgins & Welch Appraisers, LLC, I provide appraisal and valuation services, consulting, litigation support, and expert witness testimony.
I also lead mission-driven and investment-focused entities:
• Welch Neighborhood Stabilization, LLC — redeveloping blighted properties for resale or rental to low-to-moderate income residents, strengthening the surrounding neighborhoods.
• Welch Development, LLC — creating value through acquisition, renovation, rental operations, and strategic disposition.
My mission is to create value and opportunities for others through trusted professional relationships—locally in the Philadelphia metro region and beyond. I’ve been awarded contracts by public and private organizations including the Philadelphia Housing Authority, the Department of Aviation, and the National Community Stabilization Trust, delivering real estate solutions across market studies, development strategy, affordable housing, and testimony.
