Bio
For more than five decades, I have studied one question:
Why do some properties, businesses, and people consistently create extraordinary value while others, with seemingly equal opportunity, struggle to reach their potential?
That question has taken me through virtually every corner of the real estate industry—as a broker, executive, manager, auctioneer, consultant, marketing strategist, negotiator, and advisor. Along the way, I have represented individual property owners, financial institutions, developers, investors, attorneys, trustees, estates, bankruptcy proceedings, and organizations facing complex real estate challenges.
My work has rarely been about simply listing property.
It has been about understanding people, uncovering hidden opportunities, creating competitive demand, solving difficult problems, and positioning assets so buyers compete rather than hesitate.
Over the years I became convinced that the greatest value in real estate isn't found in the dirt.
It is found in perception, positioning, timing, and wisdom.
That conviction ultimately led me to develop Public Pricing™, an accelerated marketing strategy designed to generate attention, encourage competitive bidding, and allow the marketplace—not assumptions—to determine value.
Today my practice focuses primarily on properties that require more than traditional marketing:
• Unique commercial assets
• Development opportunities
• Estates and trust properties
• Bankruptcy and court-related sales
• Distressed or underperforming assets
• Complex ownership situations
• High-value residential properties
• Properties where creativity is more valuable than convention
• Accelerated Asset Liquidation: Designing high-velocity auction models to quickly unload stalled commercial inventories or underperforming builder/developer packages.
• Institutional Restructuring: Engineering bank workouts, liquidating non-performing loans, and revitalizing non-producing regional operations.
• Legal Support Systems: Serving as an expert consultant to high-profile attorneys on complex litigation matters, including bankruptcy restructurings, divorce settlements, and high-value estate resolutions.
Throughout my career I have discovered something unexpected.
Real estate has never really been about buildings.
It has always been about people making decisions.
Every negotiation, every investment, every partnership, every success, and every failure begins with the quality of the thinking behind it.
That realization eventually grew into a broader philosophy I call Twisdomology™—the study of how wisdom, timing, perception, and personal responsibility influence every area of life and business.
Real estate became the classroom.
Life became the curriculum.
Today I am also the founder of the 920 Society, a social entrepreneurship initiative dedicated to helping individuals, businesses, and communities make wiser decisions that create greater peace, prosperity, and purpose.
Our belief is simple:
When individuals make wiser decisions, families become stronger.
Stronger families build stronger businesses.
Stronger businesses strengthen communities.
Healthier communities create a more peaceful world.
That vision has expanded into the 2035 World Peace Initiative, an ambitious long-term effort based on a simple principle:
World peace doesn't begin in governments.
It begins with individuals who learn to think differently, communicate differently, and make wiser decisions every day.
Although these initiatives extend well beyond real estate, they were born from thousands of real-world transactions, negotiations, and life experiences over more than fifty years.
Real estate simply taught the lessons.
Life revealed their meaning.
Whether I am advising on a commercial acquisition, developing a marketing strategy, assisting with a complex disposition, collaborating with attorneys and financial professionals, or helping clients see opportunities others overlook, my mission remains the same:
To bring clarity where there is confusion...
strategy where there is uncertainty...
and wisdom where better decisions create better outcomes.
If your property—or your situation—requires more than a conventional approach, I'd welcome the opportunity to explore it with you.

After fifty years in real estate, I've come to believe that the most valuable asset any of us can develop isn't property.
It's wisdom.
