Gary Martinez, CCIM, SIOR serves as Senior Vice President at Ashwill Associates, specializing in the acquisition, disposition, leasing, and valuation of industrial and flex properties throughout Southern California.
With more than 24 years of commercial real estate experience and over 2,500 completed transactions totaling more than $600 million in transaction volume, Gary advises institutional investors, private owners, developers, family offices, corporations, and owner-users throughout Orange County, Los Angeles County, and the Inland Empire.
His expertise includes industrial investment sales, owner-user acquisitions and dispositions, landlord and tenant representation, lease negotiations, site selection, market analysis, and portfolio strategy. Gary utilizes advanced technology and analytics platforms, including CoStar, ARGUS Enterprise, ESRI Business Analyst, IntelliSite, Placer.ai, ArcGIS Pro, and artificial intelligence tools to deliver data-driven insights and strategic recommendations that help clients maximize value and make informed real estate decisions.
Throughout his career, Gary has represented a diverse range of clients, including manufacturers, distributors, logistics companies, retailers, educational institutions, professional service firms, and investment groups. In addition to his brokerage practice, Gary is actively involved in advancing the commercial real estate profession. He currently serves as President of the SIOR Inland Empire/Orange County Chapter and is a Certified Commercial Investment Member (CCIM). Gary is also a CCIM Institute instructor, teaching CI 102: Market Analysis for Commercial Investment Real Estate, where he helps develop the next generation of commercial real estate professionals.
