CapRock Partners Co-Founder and Chairman Gerald (Jerry) Pharris is one of Southern California’s most accomplished and respected commercial real estate professionals and a leading expert in commercial and residential entitlement and development. In addition to leveraging his expertise to direct CapRock Partners’ portfolio – representing more than 10 million square feet of industrial properties at the completion of CapRock’s existing development pipeline – Pharris also serves as President of Lytle Development Company (LDC, a Pharris Family venture).
Pharris’ storied career in real estate development spans four decades and several of the largest land entitlements in California history. In fact, he achieved the largest land entitlement in San Bernardino County to-date in 2004 and, most recently, successfully assisted in entitling Lytle Creek Ranch, which comprised 2,447 acres and 8,000+ residential units, also in San Bernardino County. Prior to founding CapRock Partners, Pharris launched Pharris Properties, a real estate private equity firm specializing in value added opportunities in the Western United States. Between 2005 – 2008, Pharris Properties invested in approximately various assets including 2.5 million square feet of institutional quality Class A office space in major metropolitan markets and nearly 600 acres of industrial land throughout California.
Pharris began his career in 1972 when he joined Pharris Sand and Gravel. During his 20-year tenure, the company experienced explosive growth and profitability – evolving from a single sand and gravel operation to the second largest holder of entitled mineable reserves in the state and one of the largest firms in its sector. Pharris played a key role in successfully negotiating the firm’s sale to CEMEX Corporation in 1992.
Pharris received both a BA and MBA from the University of Southern California. He currently is a member of the Board of Directors for both Hidden Harvest and the Forum of Christian Business Leaders. He also serves on the American Diabetes Association of Orange County’s Father’s Day Council. Pharris is an active member of Mariners Church and lives with his wife in Newport Beach.
