Jason D. Richter, CRX, CLSis the Founder and Managing Principal of Capricorn Retail Advisors, an operator-led real estate investment and advisory firm established in 2014.
Over the past two decades, he has quietly shaped more than 4,000 transactions representing over $1 .5 billion in aggregate value across the world’s most competitive retail markets. His work spans a rare cross-section of the industry—advising institutional landlords such as Simon, Brookfield, Westfield, Acadia and Vornado, while partnering with a range of brands from heritage houses to the next generation of digitally native concepts.
Jason’s perspective is defined by experience on all sides of the business. Before founding Capricorn, he operated at the highest levels within retail organizations—leading real estate, development, and portfolio strategy through periods of both aggressive growth and complexity. He was brought in to guide American Apparel through bankruptcy, overseeing a 250-store global portfolio across 18 countries, and previously directed international expansion for Perfumania, managing a fleet of approximately 350 locations.
