James Durda joined Zeller Realty Group ("ZRG") in 2015 and is the Executive Vice President and Market Leader for the Minneapolis/St. Paul, Minnesota area. Mr. Durda is responsible for the acquisition, leasing, and all of the ongoing operational commercial real estate activities for the region.
Prior to joining ZRG, Mr. Durda spent the previous 21 years as Vice President, Asset Manager, General Manager and Director of Leasing for the iconic IDS Center, a 1.4M square foot mixed use project in Minneapolis, comprised of a high-rise office tower, hotel, retail and parking facility. Mr. Durda was involved in or directly supervised over 1,000 leases ranging from 300 SF to 135,000 SF while consistently outperforming his peers in occupancy and leasing rates. NOI exceeded expectations over annual budgets and tenant satisfaction scores were always above Kingsley benchmarks. Mr. Durda and his team created and executed a strategic plan for releasing over 600,000 square feet vacated by the original anchor tenants of 30 years at IDS Center. During his IDS tenure, Mr. Durda was also Vice President and Regional Leasing Manager responsible for performance in Cleveland, Cincinnati, St. Louis, Des Moines, Milwaukee and Minneapolis. Before joining the IDS Center, Mr. Durda spent five years in office leasing and brokerage for United Properties and five years in leasing and development of suburban office and office/warehouse at Woodbridge Properties. Mr. Durda launched his career out of college at the Xerox Corporation.
Mr. Durda is a graduate of the University of Minnesota, where he earned a BS in Business and was president of the largest fraternity on campus. Mr. Durda is a licensed real estate broker in the state of Minnesota. He is a past President of the Building Owners and Managers Association of Greater Minneapolis ("BOMA") and Chairman of its Government Affairs Council for the last four years. Mr. Durda is a 30-year member of the National Association of Industrial and Office Parks ("NAIOP") and has been a featured speaker at BOMA and NAIOP events throughout the area. Mr. Durda also serves on the Minneapolis Downtown Council and is a past Chairman of its SafeZone Board. He is on the development committee of the 2025 Planning Council for the City of Minneapolis, served eight years on the Nicollet Mall Advisory Board and is a member of Minnesota Commercial Association of Realtors (MnCAR).
