Joseph D. Margolis is Chief Executive Officer of Extra Space Storage Inc., the largest self-storage REIT in the United States by number of facilities. He has served as CEO since January 1, 2017, leading the company through a period of transformative growth and consolidation within the self-storage sector. Under his leadership, Extra Space has expanded from approximately 1,400 stores to more than 4,000 locations nationwide, significantly increasing scale, operating leverage, and market presence. Margolis played a central role in Extra Space’s $15 billion merger with Life Storage, Inc., which closed in July 2023 and created the largest self-storage operator in the U.S. The transaction expanded Extra Space’s footprint across high-growth Sun Belt and Southeast markets while strengthening its third-party management and bridge lending platforms. As CEO, Margolis has emphasized disciplined capital allocation, data-driven pricing, and a diversified external growth strategy that includes acquisitions, joint ventures, lending, and third-party management Prior to becoming CEO, Margolis served as Executive Vice President and Chief Investment Officer from 2015 to 2016 and was previously a long-standing member of Extra Space’s board of directors. Earlier in his career, he was a Senior Managing Director and Partner at Penzance Properties and a co-founding partner of Arsenal Real Estate Funds, where he focused on real estate investment management and development. He also held senior roles at Prudential Real Estate Investors, including portfolio management, capital markets, and General Counsel positions. Beyond operations and growth, Margolis is known for maintaining Extra Space’s culture during rapid expansion, emphasizing employee engagement, operational excellence, and long-term shareholder value creation.
