Joseph D. Margolis is Chief Executive Officer of Extra Space Storage, a role he has held since January 1, 2017. He also serves on the company's board of directors. Under his leadership, Extra Space Storage has grown from 1,427 stores at the start of his CEO tenure to more than 4,000 stores, driven in part by the 2022 acquisitions of Storage Express and Bargold Storage Systems and the 2023 $15 billion merger with Life Storage, Inc. — the largest merger and acquisition in Utah business history — which created the largest storage operator in the country, with over 3,500 locations, approximately 270 million square feet of rentable storage space, and more than two million customers.
Prior to becoming CEO, Margolis served as Executive Vice President and Chief Investment Officer of Extra Space Storage from July 2015 through December 2016, and previously as a member of the company's board of directors from February 2005 to July 2015. From 2011 to July 2015, he was Senior Managing Director and Partner at Penzance Properties, a vertically integrated owner, operator, and developer of office and other properties in the Washington, D.C. metro area. Earlier, he was a co-founding partner of Arsenal Real Estate Funds, a private real estate investment management firm, from 2004 to 2011. From 1992 to 2004, he held senior positions at Prudential Real Estate Investors in portfolio management, capital markets, and as General Counsel. Before that, he served as in-house real estate counsel at The Prudential Insurance Company of America from 1988 to 1992 and as a real estate associate at the law firm Nutter, McClennen & Fish from 1986 to 1988.
