I am a customer-solution–focused professional with more than 20 years of real estate experience across the public, private, and entrepreneurial sectors. Throughout my career, I’ve developed a strong reputation for combining strategic vision, creativity, and practical problem-solving to help clients, organizations, and communities achieve meaningful, goal-oriented results. My background spans real estate development, urban planning, permitting, and commercial brokerage—supported by a deep commitment to service, innovation, and responsible growth.
I proudly serve as a Leasing and Sales Agent with Hunt Commercial Real Estate, where I represent owners, investors, and tenants across Western New York. In this role, I help clients strategically position properties, evaluate opportunities, negotiate deals, and navigate market complexities. My approach emphasizes clear communication, strong market insight, and solutions that maximize long-term value.
In addition to my brokerage work, I am the Cofounder of Obsidian Development Group, where I guide residential development strategy, land acquisition, and project execution for a growing portfolio of infill and waterfront communities. We focus on thoughtful design, sustainable growth, and collaborative partnerships that support strong community outcomes.
I am also the founder of Josh The Planner, LLC, a permitting and entitlement solutions firm serving the Greater Nashville metropolitan area. I work with developers, builders, and property owners to navigate zoning, planning, municipal approvals, and project workflows. My mission is to simplify the path from concept to approval and help clients move forward with confidence.
On the public-sector side, I served as an Assistant City Planner for the City of Gallatin, Tennessee, where I support long-range planning, development review, and community-focused initiatives. This work gives me a balanced understanding of policy, land use, and the challenges communities face as they grow. Having experience in both municipal planning and private development allows me to bring a uniquely well-rounded perspective to every project.
My diverse professional background—spanning multiple industries and including international work—has strengthened my adaptability, communication skills, and leadership style. I excel in environments where collaboration, strategic thinking, and clear solutions are needed to move complex projects forward.
I hold an MBA from Lipscomb University and a Bachelor of Science in Urban Planning from Buffalo State University, combining business strategy with strong foundational knowledge in planning, land use, and the built environment.
I am also a proud U.S. Army and U.S. Navy Veteran, and the discipline, integrity, and resilience gained through military service continue to shape both my professional approach and personal values.
