Josh Sterling, a Virginia Beach native and graduate of Virginia Tech, holds a degree in Commercial Real Estate with a minor in Property Management. He joined the Hampton Roads Alliance in August 2024 as the organization’s first Real Estate Analyst, supporting the Alliance’s expanded Real Estate Solutions division within Business Intelligence.
In this role, Josh supports the region’s economic development efforts by advancing the Alliance’s real estate analytics, site readiness, and market intelligence functions. He works directly with localities, commercial real estate brokers, developers, and industry partners to position Hampton Roads’ sites and buildings for investment, ensuring they are competitive, well-documented, and aligned with market expectations.
Josh leads the development of a comprehensive regional real estate database that integrates site characteristics, infrastructure assets, zoning and entitlement information, and strategic readiness indicators. His work strengthens the Alliance’s ability to respond to prospects, evaluate site opportunities, and deliver data-driven insights that support investment attraction across advanced manufacturing, logistics, energy, defense, and emerging industries.
