Bio
Josh Wilcox is the President of Development & Investments at Enclave, where he oversees capital markets, investment strategy, acquisitions, and all development-related functions across the firm’s integrated Develop–Construct–Manage model. His oversight spans new market evaluation, site selection, underwriting, entitlement processes, architectural and design coordination, capitalization strategy, and partnership structuring. He also leads Enclave’s industrial build-to-suit platform and works directly with corporate users, tenant representatives, and leasing partners to support project execution and long-term tenant relationships. Wilcox plays a central role in forming investment theses, evaluating deal-level economics, and implementing capital formation strategies for new funds, including Enclave’s recent $200 million Real IncomePlus Fund (RIF), where he leads investment strategy and team expansion.
Wilcox brings 20+ years of experience in real estate investment, capital markets, and financial strategy across public and private markets. His background includes work as a sponsor/GP, allocator, developer, and credit/lending professional across multiple asset classes. Before joining Enclave, Wilcox served in leadership and strategic roles at FTI Consulting, Värde Partners, and CBRE, holding positions including Managing Director, Director, and Head of Strategy & Business Development. His earlier experience includes roles at Deloitte, Citi, and Merrill, contributing to a strong foundation in financial analysis, risk evaluation, and institutional investment strategy.
