We do $1B+ in annual acquisition volume, predominantly transacting in the below capacity:
• Sale-Leasebacks. Monetize your owned real estate by selling it to us for an all-cash purchase and then immediately lease it back on a long-term basis. Sale–leasebacks offer significantly more capital than bank financing, maximize return on investment/equity, and maximize your company’s market valuation. Sale-leasebacks provide flexible, long-term capital that fully eliminate refinancing risks, the operator maintains control of the real estate, and rent is fully tax-deductible.
• Mergers & Acquisitions (M&A). Essential Properties can help you acquire additional sites by acquiring the real estate in an M&A transaction. This will significantly reduce the capital requirement you need to grow your company.
• Build to Suit/Construction Financing. Essential Properties provides 100% of land and construction costs for new developments.
