Nina Geneson is the broker of record and principal of Metropolitan Properties. She is a San Francisco native. Her alma mater include St. Brendan, University High School, UC Berkeley and Boalt Hall School of Law at UC Berkeley. Nina grew up in a San Francisco real estate family, and got into the business at an early age, witnessing various real estate cycles. She knows and understands the neighborhoods in the City, in particular, where and what type of property will be a solid investment and best appreciate. Nina’s prior work experience enhances her performance as a real estate broker. She previously worked as a transactional/tax attorney at the international law firm, Baker & McKenzie. She is adept at drafting contractual language to minimize liability for her clients. She is a licensed attorney and continuously follows the complex area of landlord/tenant law, which helps protect your interest as a property owner. Nina also worked in residential lending as the broker of a local mortgage bank. She has a nuanced understanding of how to structure the financing of a real estate acquisition or a refinance, so that you can obtain the best financing available. She has a close relationship with various lenders, including lenders making private money loans where institutional lending falls short. She can refer you to the lender which best suits your needs. Nina is an expert in TIC transactions. She can guide clients through the DRE public report process, understands the complexities of TIC agreements, group vs. fractional loans and condominium conversion. Having worked with TICs since 2003, she has been at the forefront of the proliferation of this form of ownership. It is critical, when buying or selling a TIC, to use an agent with knowledge and experience specific to TICs. For those who are selling an investment property, she can seamlessly guide you through the 1031 exchange process—comparing/analyzing the various re-investment options and allowing you to get into the next deal while deferring taxes. Nina has remodeled numerous properties. She has design flair and resources for remodeling your home or investment—whether you are doing it on the cheap or designing a luxury estate. It is important to understand the dollar return you can achieve from your dollar investment into your property. Nina can advise you on which improvements yield the best return and which finishes have the broadest appeal in the market place. She also understands the parameters set forth by the City’s Building and Planning Departments, and has extensive contacts in all areas of construction and remodeling. Nina also has specialized knowledge and know how regarding short and long term rentals as well as staging/furnishing, including owning furniture inventory for staging and short term rentals.
