Oriana Karenina Espinoza is a commercial real estate advisor serving South Florida’s tri-county area, with experience across retail, office, industrial, and flex properties. She advises clients on tenant and landlord representation, acquisitions for owner-users and investors, as well as the sale of commercial properties.
She was born in Texas and raised between Miami and West Palm Beach. Oriana spent her childhood summers in Venezuela and has Argentinean roots, giving her a naturally bilingual and international perspective. Fluent in Spanish, Portuñol, ed un po' d'italiano, she works comfortably with a diverse client base. She brings a deep understanding of South Florida’s submarkets, demographics, and growth corridors. Her professional background includes luxury hospitality at The Breakers, nonprofit operations, and roles in HR, and sales within a med-tech startup.
Oriana holds a bachelor’s degree in business administration, with additional studies in fashion marketing in Miami and fashion design in Milan, Italy. She is known for being highly responsive, detail-oriented, and consistently proactive in guiding clients through every stage of a transaction. Her approach is especially valued by business owners and tenants navigating time-sensitive or complex moves, where clear communication and steady coordination make a real difference. She takes a hands-on approach to keeping clients informed, addressing issues as they come up, and making the process feel organized and manageable from start to finish.
Outside of work, she enjoys kickboxing, painting, and photography, and spending time with her young daughter—often traveling near and far or enjoying South Florida’s beaches.
