Mr. Carillo is a Partner at OpenKey, where he advises clients on investment sales, capital markets, and complex real estate transactions. With more than $3 billion in closed deals, he is known for delivering institutional-quality execution, creative solutions, and hands-on problem solving across some of New York City’s most challenging and nuanced assignments.
Throughout his career, Peter has built a reputation for executing difficult and highly structured transactions, particularly in situations requiring unconventional thinking, careful coordination, and tailored solutions. His strengths include strategic positioning, disciplined negotiation, creative deal structuring, and a relationship-driven approach that helps clients unlock value when a conventional process is not enough.
Among his notable accomplishments, Peter facilitated two 99-year ground leases in the Times Square district for a prominent New York real estate family, unlocking significant development value and helping position the assets to better serve the family’s long-term estate planning and generational income objectives. He also arranged the $225 million sale of the East Harlem Portfolio, a 48-building assemblage with 1,141 residential units and 58 commercial spaces, to a UK-based conglomerate, guiding its first acquisition in the United States and helping navigate the complexities of New York City multifamily regulation. In another landmark transaction, he closed the $236 million sale of the Kings Portfolio, consisting of 15 buildings across Brooklyn and Staten Island with 1,434 residential units.
Peter recently originated and led the transaction strategy for 113–121 Prince Street in SoHo, sourcing and structuring a highly attractive off-market opportunity involving a long-term master lease for three prime retail storefronts. He identified the right counterparty for the assignment, a pivotal factor in fulfilling the owner’s long-term objectives after more than 50 years of ownership. The transaction reflects his ability to unlock value through creative structuring, strategic judgment, and long-range thinking.
Before co-founding OpenKey, Peter served as Head of the Investment Sales Division at HKS Real Estate Advisors. Prior to that, he spent 17 years at Eastern Consolidated, where he rose to the position of Principal. Over the course of his career, he has advised on transactions spanning multifamily, development, retail, office, hospitality, and special-situation assets.
