As the Managing Director of R1 Commercial, Tim Lopez brings over three decades of deep industry expertise, leading with a multidisciplinary approach across commercial real estate, construction, and senior care operations. With a dynamic career spanning commercial brokerage, business acquisitions, real estate development, and strategic asset repositioning, Tim is uniquely equipped to handle complex transactions from inception to closing.
Tim’s transactional scope includes multi-family housing, office, retail, industrial, R&D, mixed-use, land development, site selection, sales, leasing, and investment strategy. He remains active in both California and New Mexico, where he holds licenses and maintains a trusted presence. Now based in Carlsbad, California, Tim is readily available for hands-on representation throughout San Diego County and across the nation.
Previously serving as the Commercial Director for the Tim Lopez Group and KW Commercial in Albuquerque and Carlsbad, Tim led multi-market teams and represented national brands and institutional investors. He is also a long-time general contractor with over 32 years of construction experience and 27 years as a licensed real estate broker.
Tim is recognized for his strategic vision, no-nonsense communication, and integrity-first leadership, successfully guiding clients through acquisitions, divestitures, leasing strategies, and entitlements. His portfolio includes work on notable ventures such as the Screen Kings business brokerage, Haven Care Assisted Living expansion and licensing, and specialized asset positioning for credit unions, hospitality chains, and production studios.
