Fort Capital is a privately held industrial real estate investment and operating firm founded in 2014 and headquartered in Fort Worth, Texas. The firm was established by Chris Powers with a focus on acquiring, managing, and operating Class B industrial properties across Texas and select high-growth markets throughout the United States. In August 2025, S2 Capital acquired Fort Capital's operating platform, integrating its 50-person investment team and 11 million square feet of managed industrial assets into S2's newly formed industrial division. Fort Management, the property management arm, now operates as an S2 Capital company and continues to provide property management and leasing services. The firm specializes in shallow-bay infill industrial properties, targeting value-add and core-plus assets in undersupplied urban markets. Fort Capital's investment thesis centers on serving service-based tenants displaced by e-commerce demand, including electricians, plumbers, HVAC contractors, mechanics, and ghost kitchen operators who require irreplaceable urban infill locations. The firm syndicates investments on a deal-by-deal basis, with each asset held in its own special purpose vehicle with dedicated capital partners.
