Kimco Realty Corporation is a S&P 500 REIT based in Jericho, NY, and trades on the NYSE under the ticker KIM. Founded in 1958, Kimco went public in 1991, launching the modern REIT era and leading a resurgence in the industry. In 1998, Kimco expanded to the West Coast through the acquisition of Price REIT, and since then Kimco has continued to grow through M&A. Kimco’s recent acquisitions of Weingarten Realty Investors and RPT Realty have enabled Kimco to grow its Sun Belt presence. As of June 30, 2025, Kimco owned interests in 566 U.S. properties comprising approximately 101 million square feet of gross leasable area (GLA). Approximately 86% of the company’s annual base rent (ABR) is derived from grocery-anchored centers, and 91% of its portfolio is located in Sun Belt and/or coastal markets. The company’s tenant base is highly diversified, with no single tenant accounting for more than 4% of ABR. Nearly half of Kimco’s ABR is generated by small shop tenants, including restaurants, personal services, medical and fitness providers, and other necessity-based retailers. Top tenants at the end of the second quarter included TJX Companies (3.8% of ABR), Ross Stores (1.8% of ABR) and Burlington Stores (1.8% of ABR.)
