Kotis Properties is a privately held commercial real estate development company founded in 1958 and based in Greensboro, North Carolina. The family-owned firm originated from the restaurant industry in the 1930s when the Kotis family operated Manuel's, a fine dining establishment in downtown Greensboro. In 1957, William Kotis Jr. built a restaurant and discovered that developing restaurant properties offered greater opportunities than operating them, leading him to establish Kotis Properties. The company has since evolved into the third largest retail developer in the Piedmont Triad region and operates as one of the largest restaurant developers in the Southeast with nearly 300 restaurant properties. William M. "Marty" Kotis III joined the firm in 1987 and became president in 1995, continuing the multi-generational family operation. The firm's portfolio includes over 52 property groups concentrated primarily in retail, with additional holdings in office and industrial real estate. Geographic operations span North Carolina and South Carolina, with select properties in Alabama, Ohio, and coastal markets including Myrtle Beach. The company maintains affiliated entities including Kotis Development, Kotis Construction Company, and Kotis Real Estate Services. Portfolio holdings include upscale specialty shopping centers, food-store anchored neighborhood centers, regional shopping centers, and restaurant properties throughout the Carolinas.
