The Shockey Companies is a privately held, Winchester-based real estate and construction group whose property-leasing and management arm, Shockey Properties, was established in 1970 to deliver industrial, warehousing, and commercial solutions across Virginia and West Virginia. Originating with a first speculative building in Fort Collier Industrial Park (Winchester) in 1970, the platform has expanded through adaptive reuse and greenfield development along the I-81 and I-95 corridors. Notable milestones include the 2003 purchase and repositioning of the former Corning Glass/World Kitchen complex in southern Berkeley County into Berkeley Business Park, and the subsequent acquisition of the former General Motors Distribution Center (now Shockey Commerce Center) a 2 million SF multi-tenant distribution facility on 226 acres—both in Martinsburg, WV. The group’s long-term ownership model is supported by in-house facilities and property management.
Today, Shockey Properties owns and/or manages more than 4 million square feet of industrial and commercial space and maintains a sizable land bank (hundreds of acres) with build-to-suit capacity. Assets and development activity are concentrated in Winchester, VA, Martinsburg/Charles Town, WV, and Fredericksburg, VA, with select holdings in North Carolina and the broader Mid-Atlantic. Tenant mix spans manufacturing, logistics, and distribution, with publicly referenced occupiers including Rust-Oleum, Quad/Graphics, Masonite, H.P. Hood, and Blue Ridge Community & Technical College—reflecting diversified industrial demand rather than single-tenant exposure.
Strategically, Shockey’s market position leverages multi-decade local relationships, a vertically integrated sister construction company (Howard Shockey & Sons) and a pipeline of build-to-suit sites.
