Veritas Investments is a technology-enabled real estate investment and management company founded in 2007 by CEO Yat-Pang Au, a San Francisco Bay Area native who acquired his first investment property in 1996. The company operates a vertically integrated platform specializing in small-to-medium sized multifamily mixed-use properties across major West Coast markets, with a primary focus on the San Francisco Bay Area, Los Angeles, and Seattle metro areas. The company targets properties with fewer than 50 units, an asset class representing more than 95 percent of apartment buildings in the United States. Veritas employs a proprietary technology stack designed specifically for operating smaller apartment communities in highly regulated markets. The company's family of companies includes RentSFNow (one of the largest apartment leasing providers in the San Francisco Bay Area), GreenTree Property Management, GreenTree Maintenance, and Veritas Innovations, a PropTech investment division. The company has experienced financial challenges in recent years, defaulting on $652 million in debt in September 2025 with 66 buildings facing foreclosure. In January 2024, Brookfield Asset Management and Ballast Investments acquired a 75-property portfolio totaling 2,145 units from Veritas through foreclosure after the company defaulted on roughly $800 million in Goldman Sachs-issued debt. In May 2025, PCCP acquired a 1,770-unit portfolio from Veritas and Ivanhoé Cambridge for $540.5 million. Following these dispositions, Veritas currently manages over 6,000 apartments across the Bay Area and other markets.
