The Combined Parcels are adjacent, and the portions for sale are comprised of +/- 22 acres, out of a total +/- 27 acres in Parcel 3510000004, and all of the +/- 19.8 acres in Parcel 3510000005. The five acres +/-, to be determined, reserved from the sale of Parcel 3510000004 include the residence, garage and surrounding land. (Should the buyer want to buy the entire 46.8 acres, including the reserved five acres +/- and the improvements, that can be negotiated.) The Combined Parcels have 1,000 feet +/- of frontage on Bypass SC 5, which is known as the Alexander Love Hwy. The price of the combined 41.8 acres is $5,434,000. Offers must be accompanied by proof of funds issued by a recognized financial institution with an office located within the United States.
The Combined Parcels are located in the County abutting Bypass SC 5, where property on the other side of Bypass SC 5 is in the City. No portion of the Combined Parcels is in a flood zone. The land offered is at street level and gently slopes toward the back. No dredging or fill dirt is needed. Other land along Bypass SC 5 can be in a flood plain and can flood. The Combined Parcels, upon rezoning, are suitable for offices, light industry, a hospital/medical center, a hotel, retail enterprises, housing, or any combination.
The York Comprehensive High School, which serves the population of western York County, is on Bypass SC 5 only one-half mile away. The Combined Parcels are two miles from historic downtown York; 30 miles from Charlotte International Airport; 35 miles from Charlotte, NC; and 13 miles from both Rock Hill, SC and unincorporated Lake Wylie, SC.
A City 16” waterline runs along Bypass SC 5 opposite the Combined Parcels. Also, a City sewage line reaches the High School and Abrial Ridge, a housing development off Lincoln Road across Bypass SC 5 from the High School. The City also provides water and sewer service to Fergus Crossing, just off Bypass SC 5 about two miles away from the Combined Properties. Check with the County regarding County water and sewage service, and check with the County and City regarding tax incentives.
The City has an Incentive Program that provides for “reimbursements of up to 100% of the cost of installation of public infrastructure (i.e: water/sewer lines, street lighting.” City Ordinance 17-590 authorizes an Economic Development Incentive Program that “encourages private investment and/or the creation/retention of jobs” within the “Gateway Corridor Overlay District.” The Combined Parcels are within the City’s “Future Gateway Corridor.” See the City of York Official Zoning Map, which shows where the Future Gateway Corridor crosses Bypass SC 5. The Incentive Program applies to land “upon annexation.”
A 150-foot-wide utility easement for electric power lines crosses the Combined Parcels. Subject to approval by Duke Energy, the property subject to the easement may be used, for example, for recreation, parking, gardening or a dog park, and otherwise is green space. Any fence crossing the easement must have a 16-foot gate with a Duke Energy lock and, if desired, an owner's lock.
Except for one acre of land allocated to the residence, which is taxed at regular property tax rates, the Combined Parcels are taxed as a timber farm at $1.00 per acre. The County Assessor website explains the timber tax.
Development of this property aside, some might be interested in residing elegantly and privately and conveniently among old-growth timber along Fishing Creek and the spring-fed pond, which is separate from Fishing Creek and beavers have enlarged it. The setting is beyond beautiful. And any acquisition of timber acreage, if properly structured, most likely is taxable at $1.00 per acre.
The Charlotte metro area is rapidly expanding into this gateway to western York County. The Combined Parcels are at the center of this growth.
