THE ENTITLEMENT RISK ALREADY REMOVED. PUD and TOD zoning permits retail, restaurant with alcohol sales, medical and professional office, hotel, and residential - to an estimated 6-story envelope. The site is grandfathered under 1997 regulations: tree mitigation runs $75 per inch versus $200 per inch today, and the site is exempt from the Heritage Tree Ordinance. Certain permit submissions qualify for 10-day review. A clean 2022 Phase I ESA reports no recognized environmental conditions. The site sits inside a State PUD that supports high-density transit-oriented development, in an area designated a Regional Center by Imagine Austin, served by Round Rock and Leander ISDs. FOR OFFICE AND MEDICAL USERS Northwest Austin's employment base anchors demand: Apple's Austin campus, Texas Children's Hospital Austin ($485M, 365,000 SF, opened 2024), and nearby employers including Indeed, Visa, Nvidia, and AT&T.
