Featuring four beautifully designed suites, each with their own private bathrooms, art, antiquities, 10 foot ceilings with recycled vintaged stamped tin, King Beds, Microwave, Mini Fridge, Smart T.V., Complimentary 5G WI-FI, Individual AC/Heat mini splits with controls, designer linens, bedding and make-up remover and mirrow, hairdryer, iron and extra pillows and blankets in every suite. Original hardwood floors and a beautiful lobby with dining table and conversation areas, a commercial kitchen which can be utilized for serving breakfast or evening cocktails an appetizers in the evenings.... A Triple Bay stainless steel sink, built-in cabinets, built-in fridge with ice maker, pantry area, gas range and stove, pots, pans, silverware, dishes, wine glasses and floral vases all convey. Off of the Kitchen is Foyer in which guest enter via self heck-in instructions utilizing smart locks as there is NO front desk or Host usually present. A welcoming coffee station is set-up for guest on an antique buffet with all the fixings, as well as in each individual suite. "The Gallery House Boutique Hotel" sits on a corner lot with room to grow! Phase II is in place for the next owner if they choose, for an additional three rentals: rooms/studios and or suites, detached from Main Building. A sewer tap has already been ordered and set-up under the parking lot to Ollie Street. The parking Lot was built with 14 spaces, including an ADA space which would be in compliance to accommodate the Phase II addition. :The Gallery House Boutique Hotel" has a fenced green areas, including a customed rock courtyard with beautiful landscaping and outdoor seating. The Hotel additionally features a cozy wrap around covered porch which guest enjoy drinking their morning coffee or sipping on a glass of wine in the evenings. During construction, the Craftsman home was re-wired and re-plumbed. The Gas lines were removed from the five fireplaces, however, remain for the Commercial Gas tankless, externally mounted water heater which serves the entire hotel at 15 gallons per minute with endless hot water. The AC and heat are managed by utilizing mini splits in each room with individual controls, including the Lobby and the Kitchen. Additionally, The Hotel has a detached office/studio complete with full bathroom and mini split, perfect for a manager on duty and quick over-night trips as it's staged with a desk, mini sofa, twin bed, end tables, mini fridge and microwave. "The Gallery House Boutique Hotel" began as a Bed & Breakfast and changed name to a Boutique Hotel in January 2024 after as Breakfast was discontinued. Thereafter, "The Gallery House Boutique Hotel" provides freshly ground coffee in each room and in foyer, creamers, fresh fruit in lobby (self-serve) and all guests receive a welcome treat, either gourmet cookies or homemade cranberry scones from our local bakery down the block. This location and corner lot make this real estate an asset gain on its own and the turn-key hotel is a bonus which is growing each year in occupancy and average daily rate. The Owner/Operator has built a beautiful hotel from a historic home, and it's charm has guest returning everytime!
