This building is known as the Mason building, located at 1206 Quarrier Street, and was built in 1964 the West Virginia field office for Social Security Administration. They were in there for about 25 years before they moved to the federal courthouse nearby. The building was renovated and the state tax department for the state of West Virginia moved in and was in there for about 20 years. The building is masonry and steel and has an elevator to the basement were lower level in the second floor. The first floor is occupied by a children's and family agency and the lower level as vacant; also the second floors vacant. The second floor is wide open except for a conference room, two offices, a spacious kitchen/breakroom, and men's and women's lavatories. It has been remodeled at least twice and is in good condition ready for the next occupant. When the state tax department was in the space, they had 45 very nice cubicles all arranged in proper configuration for the 45 people that work there. The cubicles were removed and placed in another building at a later date. The carpet was cleaned and it is ready for the next stage of development whether it be for more cubicles, or hard walls, which can be erected. The situation is wide open and with the fact that there is abundant parking within about 200 feet of the building for the tenants, it could be a nice operation for an outfit that would like to have approximately 7000 ft.² of office space for employees. The owners of the property are flexible on the lease term and rent, but if the building needs to be hard walls, it would probably necessitate a 10 year lease. The building is on a major street in downtown Charleston and the access to the interstate going East, South, West, and North is excellent. Within two minutes, all of those directions could be encountered. The lower level has been modernized in the last tenant that was in the space was a company that manufactured the liquid product that went into E – cigarettes. They required a lab with some degree of cleanliness and it was built out for them. The only reason they ever left is because the tobacco industry came down hard on vape in and basically put them out of business. They were shipping this liquid in small vials for E cigarettes all over the US and to foreign countries. It was a shame that it went down because their particular product was designed with devices that would gradually cut back the nicotine that was in cigarettes by replacing it with vape. The space is bright and cheerful despite the fact that it is below grade. There are no home vestiges of mold or mildew or bad smells, and except for the fact that it has no windows, it is a pleasant environment to work in. The space is broken up into one large room with a laboratory on the side, a less large room which could be for storage or other office uses, and less again small room which is shown in one of the photographs with office furniture in it. There is also storage available. The space is air-conditioned and heated and there have never been any complaints. The parking is surface parking on the church lot about 200 feet from the subject property. If more than 30 spaces are needed, they can be had.
