Résumé de l'annonce

Property Overview
Historic downtown commercial building offering 6,840 SF of adaptable space with major infrastructure upgrades completed in 2019.
Built in 1920, the building retains its historic character with exposed interior brick walls, high ceilings including a barrel roof, and large open spans.
While previously used for hospitality, the building’s layout and C-4 zoning allow a wide range of commercial uses, including restaurant, entertainment venue, studio, showroom, creative workspace, or multi-tenant commercial configuration.
An adjacent parcel with approximately 12 off-street parking spaces may also be available for purchase, providing valuable dedicated parking in the downtown core.
Restaurant furniture, fixtures, and equipment from the previous operation may also be available separately.
Building Layout
The building naturally divides into three primary interior areas connected by a central service core, as described below:
Front Area (~1600 SF). Street-facing commercial space with exposed brick walls, approximately 11-foot ceilings, and direct sidewalk access. This area functions well as a
primary customer-facing space such as restaurant seating, bar/lounge, retail showroom, or reception area.
Central Core (~1550 SF). Located between the front and rear areas are the commercial kitchen space, dry storage, hallway connection, and two multi-stall restrooms.
Rear Area (~3700 SF combined). Two large open spaces divided by a brick wall with large openings between them that can operate as two separate spaces or as one combined space. This configuration allows simultaneous uses such as events, entertainment programming, or private functions. The east rear section features ceilings over 11 feet, while the west section features exposed brick walls and a barrel roof reaching 20 feet at its peak.
Overhead doors in the east rear section allow access to the alley in back and patio in front. Sliding barn door in west rear section accesses alley.
Outdoor Patio (~1280 SF). Fenced patio located at the front of the property with gated sidewalk access plus access from the rear space.
Mechanical & Infrastructure
Major $300,000+ building infrastructure was installed in 2019, including:
• New HVAC systems zoned by area • Plumbing and sewer lines supporting a commercial kitchen • 1,000 amp electrical service with 3-phase power available • Dedicated HVAC unit serving the kitchen area
Multi-Tenant or Mixed-Use Potential
Because of its floor layout and multiple access points, the building can support several commercial uses or tenants, including:
• Retail or customer-facing business in front with production or workspace in rear • Multiple commercial tenants operating in separate areas • Event or gathering space combined with studio, office, or workshop uses
Separate entrances from the front street, patio, and alley overhead doors provide additional operational flexibility.
Historic Character & Architecture
Originally built in 1920, the building retains many elements of its historic construction. Interior features include preserved exposed brick walls, tall ceilings, and the distinctive barrel-roof structure over the west rear portion of the building.
The property sits within Bartlesville’s National Historic District, surrounded by early 20th-century commercial buildings that define the character of the downtown area.
Downtown Bartlesville Location
Downtown Bartlesville serves as the city’s center for business, arts, dining, and entertainment, as well as having a large residential population with loft apartments and surrounding downtown neighborhoods.
Major employers located nearby include:
• Phillips 66 • ConocoPhillips offices • Schlumberger • City and County offices
Several major redevelopment projects are currently underway downtown, including:
• Renovation of the Price Tower • Development of the Buffalo Roam film studio at the former First Christian Church • Renovation of the historic Washington County Courthouse
The property is located within walking distance of restaurants, galleries, entertainment venues, and civic institutions. Loft apartments are concentrated within a few blocks, and downtown neighborhoods surround the commercial hub.
Additional Features
• Approximate 8,700 SF lot
• Mezzanine level with office space and HVAC equipment
• Approximately 1,900 SF attic storage space
• On-street parking throughout the surrounding downtown district
Optional Adjacent Parking Property
An adjacent parcel located at 203 Osage Avenue, directly east of the building, may also be available for purchase. The property includes approximately 12 off-street parking spaces along with a small 900 SF building currently leased to a dog grooming business. The parking lot connects directly to the patio and could provide dedicated parking, additional income potential, or future development flexibility for the buyer.
The adjacent parcel is not included in the $500,000 asking price but may be available separately.
