The New Victorian Suites is an 83-room, 3-story interior corridor hotel located in Lincoln, Nebraska, just off U.S. Highway 34, minutes from the University of Nebraska-Lincoln, Downtown Lincoln, and Lincoln Airport.
The hotel is well-maintained and has undergone significant renovations recently, including exterior and interior paint including all rooms and decors, meeting space, pool, exercise room, and elevator, four new hotel signs, 30 to 40 new PTC units in required rooms, major updates in lobby with stone work and paint, new countertops and storage for the breakfast area, fresh paint and heater for the pool, new RFID touch free locks and number plates, and a new sprinkler system installed. Just before the current owner took over in July 2023, the prior owner added new mattresses in all rooms, a new washer and dryer.
The hotel is underperforming since the Owner is never on-site. There is a strong upside potential for an experienced hotel operator who can run the hotel on-site to maximize its true value.
