The site is located approximately 40 miles southeast of the City of Tampa, 14 miles north of Sarasota, and adjacent to US Hwy 41, a major north/south thruway. The site has significant visibility from Hwy 41, which, according to FDOT statistics, has a traffic count at the Hwy 41/85th street interchange of 19,800 cars per day. The site includes 5.589 acres and will be developed by the Fund as self-storage only.
Phase 1 of the 84,000-square-foot project will include approximately 45,000 net rentable square feet. The site includes 5.589 acres and will be developed by the Fund as self-storage only. The 45,000 square foot phase 1 of the AAA Storage Hwy 41 self-storage facility began construction in late August 2025 and has made significant progress since the last update. One of the two phase 1 buildings is dried in and is in the final stages of vertical construction. The second building is being framed. Once the second building is dried in, the concrete drives will be framed and poured. The construction team expects to complete construction in Q4 2026 and the property should be operational before the end of the year.
