Northmarq is pleased to offer qualified investors the opportunity to acquire the fee simple interest in the land and building of a single-tenant medical clinic located in Zapata, Texas. The Property consists of 1.17 acres improved with an 8,020-square-foot dialysis clinic completed in 2017 and built to DaVita’s “Hope” prototype design and building standards. The facility features an enhanced layout and energy-efficient operations intended to support operating-cost savings, and it benefits from frontage along U.S. Highway 83 in the center of Zapata, approximately 50 miles south of Laredo near the Mexican border.
The Property is leased to DaVita, Inc., a leading provider of kidney care in the United States with a network of more than 2,675 dialysis centers. The lease features a 15-year initial term with just under six years remaining, two five-year renewal options, and scheduled rent increases of 10% every five years. The lease is the tenant’s standard form used across much of its portfolio and is described as a highly passive net lease with minimal expense exposure due to newer construction, and it includes no early termination or kick-out provisions. DaVita reported $12.82 billion in revenue and $936 million in net income as of December 31, 2024, and maintains a BB rating from Standard & Poor’s and a Ba3 rating from Moody’s.
