This 100 acre South Texas ranch is in a fantastic location, just 3 miles south of Jourdanton Texas. It sits off of Hwy 97 and has 900 feet of road frontage. The ranch has been in the same family for over 70 years. Location, size, water capability, and overall shape make it one that is definitely going to appeal to many. Historically the property was used for farming and ranching then progressed into a pecan orchard/nursery operation that was run for many years. The orchard and nursery are no longer operational, but the opportunities to utilize this property for so many other things are still there. Over the last few years the family has just enjoyed the hunting and recreational value of it. The ranch improvements include a 2,400 sq.ft. metal barndominium. It was built in 1988 and has 3 bedrooms and 1 bathroom. It has 1,280 sq.ft. of living space and 1.120 sq.ft. of shop and storage space. Although it could use some updating it still serves the family. There is also a 75’X25’ 3 sided storage/equipment shed. The ranch is also blessed with an ample water source. A Carrizo irrigation well was drilled in 1986. The water well was tested to pump up to 1100 gallons/minute. The well is operated by a diesel motor that is in place. If one desired, it is possible to run electricity and convert the well to 3 phase power. There are 2 stock tanks also on the land. One can be filled by the water well and the other is rain dependent. It is worth noting that even in the hard drought we have been in, there is still water in one of the tanks. The land is currently being used for some hay production from the fields and hunting. There is a very nice creek that meanders through the south side of the ranch. It provides plenty of cover and an enhanced habitat for the ample amount of turkeys that roost in the big trees each evening, as well as all the other wildlife. There are also deer, quail, dove, and feral hogs that frequent the ranch. With the close proximity to all the amenities of Jourdanton and Pleasanton, not to mention being only 1 hour south of San Antonio, this ranch has so much to offer.
