Our current tenant (Global Gateway Logistics) has occupied the entire 2,000 sf of the upstairs for several years. They love the space but don't need all the sf currently. So, I'm looking for a tenant who could use the four rooms (large conference room that could be used as on office or left as a conference room plus three smaller offices) that they are able to vacate and share bathrooms and kitchenette with Global Gateway. The four private rooms will all be outfitted with locking doors. There's also an open area in the back of the space where you could have desks/workstations. Common spaces and emergency exit hallways are shared. This building is in a quirky spot (tucked back in a residential neighborhood in Webster Groves) with limited parking and it's a second floor office. The biggest issue to work around here is the limited parking. For the upstairs office it's street parking only (out front), and I don't want to flood the neighborhood with too many cars so in the years since we've owned the building, we've been VERY selective with our tenants, only choosing tenants who have "low volume" needs when it comes to personnel and parking. So we've avoided bringing in businesses that have clients coming in and out or too many employees in the offices. That said, we are open to a variety of businesses if your needs match up with the limitations of the building! It's a very quiet, relaxed environment and a comfortable building and we are eager to welcome in our next tenant to share the space with Global Gateway! The total sf of the available space is approx 1,000 sf (I'll be taking more precise measurements of the individual rooms this week and adding to the listing).
