MAJOR SYSTEM IMPROVEMENTS
Ownership has invested approximately $2M to date in deferred maintenance and critical system upgrades.
Approximately $2,000,000 of capital improvements have been invested into the facility and major systems in the last two years under the current Ownership's tenure. FIRE PROTECTION SYSTEM IMPROVEMENTS — 2023
Replacement of two dry pipe valve assemblies.
Installation of new PS40 low-air and PS10 waterflow pressure switches for each system
Replacement of failed ¾" check valve on System 4. Installed lock on PIV 6 for enhanced safety and compliance
Modernizes life-safety infrastructure and supports long-term operational reliability
Isolation of underground fire main; removal of existing dry pipe valves and installation of new differential dry pipe valves tied to existing airline
Added 2" main drain line for both systems, piped through exterior wall
LED LIGHTING UPGRADE - 2024
Comprehensive LED lighting replacement throughout designated interior and exterior areas
Enhances energy efficiency, reduces maintenance costs, and improves overall illumination quality
EXTERIOR BUILDING PAINTING - 2024
Full exterior repainting completed in 2024
RESTROOM RENOVATIONS - 2024

REFRIGERATION COIL REPLACEMENTS
AMMONIA PIPING & MECHANICAL SYSTEMS UPGRADES
A substantial modernization of the facility’s ammonia refrigeration infrastructure has been completed. These
improvements materially reduce maintenance exposure, enhance safety, and extend the operational lifespan of
critical refrigeration systems.
Installation and testing of new roof-mounted ammonia mains
Relocation of ammonia piping to the roof
Replacement and insulation of valve groups serving multiple rooms
Hot gas system enhancements
Full system commissioning, and removal of legacy piping
Additional upgrades included replacement of ammonia control systems, NH3 alarm panels, and purging equipment.
REFRIGERATION COIL REPLACEMENTS
New evaporator coils were installed in key tenant spaces, including replacement of coils serving Room 4 and the citrimex space. Work included electrical finish, system startup, and removal of obsolete equipment. These upgrades improve system performance, reduce maintenance requirements, and support tenant operations.
