Hunter Advisors, in conjunction with RI Marketplace, is pleased to offer the opportunity to acquire the Courtyard by Marriott Oklahoma City Airport (the “Hotel” or “Property”), a well-located, institutional-quality asset strategically positioned adjacent to Will Rogers International Airport, which served more than 4.6 million passengers in 2025. The Hotel benefits from immediate proximity to one of Oklahoma City’s most significant corporate and logistics employment corridors, anchored by the global headquarters of Hobby Lobby, Dell Technologies’ regional campus, and major logistics operators including Amazon and UPS, as well as major government and aviation demand drivers such as the FAA’s Mike Monroney Aeronautical Center and Tinker Air Force Base. This highly diversified demand base supports consistent year-round occupancy from corporate, airline, and government travelers and positions the Hotel to benefit from long-term growth driven by the Airport’s planned expansion to accommodate up to 20 million annual passengers.
The offering presents a compelling opportunity to acquire a Marriott-branded asset at a basis below replacement cost with meaningful upside through completion of a changeof- ownership PIP and operational optimization. Upon renovation, new ownership will be well-positioned to reposition the Hotel within the competitive set, drive ADR growth, and capture additional airline, corporate, and contract demand. Supported by durable steel and concrete construction, globally recognized Marriott branding, and Oklahoma City’s strong economic fundamentals – including major mixed-use developments, the new $1 billion Thunder arena, and the 2028 Summer Olympics – the Property represents an attractive opportunity to acquire and reposition a high-quality airport hotel with significant long-term value creation potential.
