It is located at the end of the street and has very little traffic in front. The best tenant we ever had was Krispy Kreme doughnuts, who used it as a staging area for thousands of box of donuts that came in during the night and were distributed every morning. When Krispy Kreme was purchased by a European conglomerate, the close a lot of their processing centers such as ours. Since then it has had an online auction company, a T-shirt screen printing company, and a couple of others. It's a great little building which is owned C – 10, which is general commercial for the city of South Charleston. As such, it allows all commercial activities short of anything industrial or smoke belching. The lease will be modified gross, which means that the tenant pays all of the utility charges on the building and pays to have the grass cut and snow removal. Landlord pays the real estate taxes, insurance on the property, and general maintenance for the facility. For someone looking for a small warehouse/office, this is the perfect storm. It is available as of 1 July. The rental is $3150 per month plus utilities and other minor charges.
