Connolly Investments, as exclusive representatives of the ownership, are pleased to present to market a Wyndham Flagged Hotel & NNN Restaurant located off of University Drive in Huntsville, AL. The Hotel and Restaurant are available for purchase individually or as a portfolio due to their proximity in location to each other. The Hotel sits on 2.61 AC and the offering includes the operations, building and real estate. The Restaurant offering includes a 3,769 SF building and land consisting of a 0.84 AC lot located directly in front of the Hotel. The restaurant is currently leased on a 5-Year NNN basis to Veda Indian Cuisine (former Denny’s) paying $90,000 in annual NOI Rent in 2026.
The Hotel asset has historically and currently operates as a La Quinta Inn by Wyndham and ownership just completed a full interior and exterior PIP renovation, equating to around $3m in capital expenditures from September 2022 to October 2024. Due to the exterior corridor construction, Wyndham has indicated they will only allow a new owner a 1-year term with the La Quinta flag, but desires to keep the Flag under the Wyndham brand and is willing to grant a new franchise term for Baymont, which is not currently operating in this immediate market. Since the recent renovations of the asset far surpass the requirements for a Baymont flag, there will be very limited change of ownership requirements and is expected to only require a signage change (to be negotiated with Wyndham).
