Sellers have just completed a rezoning to allow for self storage in Lebanon TN. Attached are two files a site within the Barton Village development located off of Exit 236 at Interstate 40 in Lebanon TN. A development area description and the Bartons Village Approved Storage File which shows the site for the storage. Lebanon is one of the fastest growing cities in the State of TN. & 12th fastest in the US. They have over 14,000 new residential units under construction within the city now and at least 4000 more in the approval pipeline. The Barton Village master plan is on about 365 acres along South Hartmann Drive. The development is approved for 1,945 residential units and about 225,000 square feet of commercial space, which includes the Encompass-Vanderbilt community and a Del Web age restricted community. Adjacent to this site & at this same intersection as you will see there are over 4500 new residential units either built or under construction either vertically or horizontally at this time. On the North side of this exit Sams and Target are under construction now. This site has been rezoned for self-storage, it has a ground floor plat of approximately 36000 sq feet with two more floors allowed. Below is the pricing and how they will deliver the site. We are pricing the property at $3M for a serviced and padded self-storage site. This is based upon a parcel size of +/-3 acres that includes the constructed water quality/detention facilities, all utilities to the property line, the mass grading of the site, the completion of the North/South Road and any required offsite road improvements: North/south roadway extension Utilities (Water, Sewer, Gas, Electric) to the parcel boundary Mass graded pad based upon agreed specifications Water Quality and Detetention Facilities All offsite roadway improvements At this site and around it the Del Web has prohibitions on no more than 1 vehicle in the driveway so that limits the household on using the garage for storage, none of the other residential units under development around this site allow for storage sheds etc. in the yards so storage becomes important.
