CBRE Hotels, as exclusive advisor, is pleased to offer for sale the Larkspur Landing Portfolio, comprised of eleven fee-simple extended-stay hotels totaling 1,277 rooms (the “Larkspurs” “Hotels”, “Assets”, “Properties”, or “Portfolio”). The Portfolio represents a rare and exceptional opportunity to acquire a collection of all-suite assets offering immediate scale located across recognized lodging markets in California, Washington, and Oregon. Positioned within highly visible, demand dense lodging markets, the Properties are well-suited to capture a diversified blend of corporate transient, leisure, and SMERF business. Six of these lodging markets have compelling operating metrics with competitive set RevPAR exceeding $100, compared to the Larkspur’s RevPAR range of $54 to $89.
Developed in the late 1990s, the three- to five-story wood-framed Hotels operate independently under the proprietary Larkspur Landing brand, relying solely on direct marketing channels. Over the past decade, the Properties have received limited capital investment. Even without a reservation engine, loyalty program, or significant recent renovations, the Portfolio generated nearly $35.5 million in total revenue for year-end 2025.
CBRE anticipates meaningful NOI growth throughout the Portfolio’s stabilization period, driven by ongoing operating improvements, recovering market demand, and value-enhancing capital investments. Multiple national brands within the Hyatt, IHG, Hilton, and Marriott families have expressed interest. The Assets are offered unencumbered by management, allowing a new owner full flexibility to implement its preferred operating platform and optimize revenue management strategies. Additionally, new supply remains constrained, with no significant projects under construction or planned in any of the markets.
Offered at pricing materially below current replacement cost, the Portfolio represents a compelling opportunity to acquire well located extended-stay hotels with substantial upside potential through targeted capital improvements and alignment with national brands, all at an attractive basis. Several of the Assets present viable optionality for alternative use conversions. Both portfolio-level and individual asset offers are encouraged.
