Zoned for commercial use, the property offers both paved road and railroad access. The main office building is approximately 2,850 square feet and includes 12 rooms such as executive offices, a reception area, five bathrooms, and a Driver’s Lounge with a shower, seating, desks, and vending machines. The upstairs features an executive suite with multiple offices, a large conference room, bathrooms, and a full kitchen. Connected to the office is an 11,902-square-foot service shop designed for large vehicle maintenance. It includes a wide-open layout for maneuvering trucks and trailers, an oil dispensing system, a compressed air system, a drive-over service pit and a gantry crane. A nearby washdown bay is tied into the city sewer system to manage wastewater. The tank farm includes four aboveground fuel tanks with a total storage capacity of 20,000 gallons, plus a 500-gallon DEF tank. The tanks have containment systems and are served by three pumps with a modern fuel management system for tracking usage. A separate 3,900-square-foot warehouse contains part of the fuel system and provides additional storage space. It also includes a large concrete approach pad, part of which hosts an overhead crane. The southern portion of the property is open and graded for fleet parking and trailer drop-and-hook operations. It includes a concrete “Drop Pad” for loaded trailer landing gear to prevent sinkage and a “Dripline Pad” which functions as a drainage system that manages runoff from refrigerated trailers, improving sanitation and preventing surface water buildup.
