Les entreprises créatives sont attirées par les larges plaques de sol, les hauts plafonds et les aménagements ouverts disponibles à Chelsea, car une grande partie du produit de bureau a été initialement conçu pour un usage industriel, en particulier près du district de Meatpacking, mais ont depuis été modernisés pour convenir aux locataires de bureaux au cours des dernières années.

De nouveaux projets de bureaux, qui ont récemment ouvert près de la High Line, montrent que ce quartier évolue aussi vite que la technologie même qu'il abrite.

Evan Haskell est vice-président exécutif au sein du groupe Agency au bureau de CBRE à Midtown Manhattan. Depuis qu'il s'est joint à CBRE en 2004, M. Haskell participe activement à tous les aspects de la représentation des propriétaires pour les locateurs institutionnels et entrepreneurs, ainsi que pour les sous-seigneurs. Evan a mis à profit son expertise en marketing et en finance ainsi que sa connaissance approfondie du marché de Manhattan pour structurer des solutions immobilières créatives pour des situations complexes, notamment dans les bureaux, les écoles, le commerce de détail, les laboratoires et les espaces médicaux.

M. Haskell a participé à l'aliénation de plus de 7 000 000 SR sur le marché de New York et a consulté certains des plus grands promoteurs et propriétaires de New York au sujet de projets d'aménagement et de rénovation de terrain dans la région des trois États de New York.

En 2016 seulement, M. Haskell a représenté les propriétaires dans le cadre de la plus importante transaction à Manhattan, le renouvellement de la Financière McGraw Hill au 55, rue Water, le plus important déménagement à Manhattan, le bail de la Major League Baseball et MLB Advanced Media au 1271 Avenue des Amériques et le loyer record du bail de Citadel au 425, avenue Park.

Avant de se joindre au groupe Agency, Evan a travaillé comme analyste de location sur place pour l'équipe de location de CBRE chargée de réaménager l'Empire State Building. À ce titre, Evan était responsable de la création et de la mise en œuvre d'un plan dynamique de consolidation des locaux qui a mené à la location de plus de 600 000 pieds carrés, y compris les deux plus importantes transactions de l'histoire de l'ESB à l'époque : FDIC (103 000 pieds carrés) et Coty, Inc. (90 000 pieds carrés). Au total, plus de 300 millions de dollars en nouveaux baux ont été conclus et le nombre de locataires a été réduit d'environ 700 à 195.

Jeffrey Fischer, Executive Vice President
Jeff Fischer est vice-président exécutif au bureau de CBRE à Midtown, où il se concentre à la fois sur la représentation des locataires et des propriétaires. Arkady Smolyansky, Senior Vice President
Arkady Smolyansky est vice-président principal au bureau de New York de CBRE, le plus grand cabinet immobilier commercial au monde. En tant que spécialiste des représentants locataires, Arkady conseille divers cabinets locaux, nationaux et internationaux sur l'évaluation et la mise en œuvre de plans immobiliers stratégiques. Arkady fonde sa pratique sur l'établissement de relations exclusives à long terme avec ses clients, une approche qui lui a permis de structurer une vaste gamme d'opérations de location complexes totalisant près de 5 000 000 pieds carrés pour le compte des locataires et des locateurs.

Forte d'une connaissance approfondie du marché immobilier de la ville de New York, Arkady, qui a reçu huit fois le prix de leadership de CBRE, conçoit des transactions créatives pour ses clients dans le domaine de la location, de l'acquisition et de l'aliénation de biens commerciaux/locaux à bureaux, en utilisant des méthodes de déménagement sophistiquées et des stratégies de réduction des coûts d'occupation. En plus de représenter une solide liste de locataires, Arkady représente des locateurs sur des actifs dans l'ensemble de Manhattan. Il conseille actuellement l'organisation LeFrak à titre d'agent de location pour le 40 West 57th Street, une prestigieuse superficie de 850 000 m2. -pi immeuble à bureaux dans le district Plaza, et il représente Boston Properties en louant le 399 Park Avenue, un bloc complet important de 1,7 million de mètres carrés. -pi. immeuble, ainsi que le 599, avenue Lexington, un million-carré. tour de bureaux de -pi. La carrière d'Arkady en immobilier commercial a débuté en 2005, en tant que stagiaire au sein du groupe des biens d'investissement de CBRE.

Arkady est un fier diplômé de l'Université Fairleigh Dickinson, où il a été membre pendant quatre ans de l'équipe masculine de tennis Varsity et a fondé le Finance Club, dont il a été président pendant plusieurs années. Arkady a récemment fondé et lancé un fonds annuel de bourses d'études à l'Université, où il a également été reconnu comme le palmarès des 50 anciens diplômés de moins de 50 ans dans le monde des affaires en 2015. Il a émigré de l'ancienne Union soviétique aux États-Unis en 1989, a vécu auparavant en Italie et en Autriche et voyage fréquemment à l'étranger.
