On the 19 acre lot, a 100’ FPL easement, a 10’ Briarcliff canal maintenance easement, and an eastern drainage swale maintained by Lee County DOT (no easement exists, but it likely cannot be filled in).
• Due Diligence Materials: This property was recently under contract to a large national housing builder who conducted substantial due diligence and those documents are available for review. The buyer cancelled the purchase agreement in late 2025 due to the high cost of fill dirt for the proposed 15 unit single family subdivision.
