The subject property is in an excellent location surrounded by development and major roads. This is excess land of 65 acres (+/-) owned by Valparaiso University that has not been publicly available. There is 8 acres of US Hwy 30 frontage adjacent to this parcel for Commercial Retail development. The City is creating a new access / intersection on South end of property with a new roundabout that will provide direct access to a fully lighted intersection of US Hwy 30. An interior road will provide direct access to Sturdy Rd, likely in multiple places with the vision of mixed use compatible with the City plan. A new legal description will need to be created as the property currently consists of a mix of open area, former faculty residences, soccer and athletic fields and the baseball field and parking. It should be noted the baseball field and parking which constitutes approximately 9 acres CAN be included but that is not priced in the listing. Time to relocate the facility on campus would also be required. In the event the baseball field is not included a new legal description will be created leaving approximately 100' area around the baseball field to develop around it.
The property offers approximately 900' of frontage along Sturdy Rd which separates the University Campus from the site.
