811 Oak Street is a turnkey and extensively renovated fourplex situated in the highly sought after Lower Haight district of San Francisco. The property is located less than one-mile from numerous AI companies. It has a lot size of 2,548 square feet and a massive building area of 5,725 square feet. There are two large six-bedroom/three-bathroom units consisting of 2,184 and 1,871 square feet, one five-bedroom/three-bedroom unit (1,720 square feet), one two-bedroom/one-bathroom unit (768 square feet). Each unit has a vaulted ceiling, large kitchen and living room, and commercial quality laundry machines.
Current ownership acquired the property in 2019 from a long term owner that had completed limited upgrades. The sale represented the starting point in a multi-year construction project which would culminate with the property being transformed into best-in-class rental housing. This project consisted of a down to the studs’ renovation consisting of entirely new electrical wiring and panels, gas, copper plumbing system, exterior siding and paint, roof, and hallway finishes. The tenant profile at 811 Oak Street consists of very high income and credit score professionals in technology, engineering, and business; therefore, it has had 100% tenant collections and there have been no past due rents or tenant-landlord disputes. Maintenance and repairs are infrequent and low cost on an absolute basis and on a relative basis compared to other properties. Additionally, tenants pay a monthly utility fee for water, sewer, and trash. The luxury amenities coupled with the new systems and large units have resulted in 811 Oak Street having much higher income and significantly lower operational expenses compared to other San Francisco fourplexes. Additional income is available from increasing rents to market level upon unit turnover.
The property is currently self-managed by the owners who are business professionals. They have found the management to be straight forward and have not needed to hire a property management company, further reducing the operational expenses. Marketing of units for rent is aided by a high-?delity property website which includes professional photos, 3D Matterport virtual tours, and ?oor plans.
