Résumé de l'annonce
Northmarq is pleased to offer for sale or lease a 104,320 SF large-format flex / operations facility situated on 20.337 acres within EastPark Industrial Center, a 1,000-acre regional industrial park along the Interstate 64 corridor in northeastern Kentucky.
The Property is located within the same industrial park as TeraWulf’s planned Muskie Data Campus, a hyperscale HPC / AI development expected to support more than 1 GW of total data center capacity. Initial delivery of 500 MW is targeted to ramp in the second half of 2028, supported by Kentucky Power’s planned 345 kV substation connected to the existing 765 kV grid. Buyers and users should independently verify all parcel-specific utility capacity, serviceability, zoning, infrastructure, and physical suitability considerations.
The Property’s value proposition is not limited to one reuse strategy. It may be evaluated for mission-critical, data-center-adjacent, low-density compute, NOC/SOC, telecom, disaster recovery, contractor support, training, project office, operations, adaptive reuse, or redevelopment uses.
In a rural market with limited large-block commercial inventory, the availability of a 104,320 SF conditioned operations facility within the same industrial park as the Muskie campus may be particularly relevant to users seeking immediate scale. Contractors, vendors, training groups, engineering teams, and operations personnel may be able to use the Property as a consolidated project office, training/onboarding center, contractor hub, or mission-critical support facility.
Originally constructed in 2001 as a purpose-built AT&T Mobility call center, the Property includes an existing office-intensive buildout, open operations areas, training rooms, support spaces, significant parking, and many workstations expected to remain available. The combination of an existing 104,320 SF facility, 20.337-acre fee simple site, ±740 parking spaces, and EastPark location provides near-term occupancy potential as well as longer-term repositioning or land-control optionality.
