The Seller
The property is owned and occupied by Beulah Heights University (BHU), one of the Southeast's oldest Bible colleges, founded in 1918. BHU is actively seeking proposals from qualified developers to purchase and redevelop all or a portion of its campus as a mixed-use project. BHU intends to maintain an ongoing institutional presence on-site. Any BHU buildings or parking spaces demolished as part of the redevelopment plan must be replaced as a condo within the new building, delivered in warm shell condition. BHU currently operates with 25 full-time staff, 11 classrooms, a library, a chapel, and approximately 80 parking spaces. The school operates Monday through Friday, 9:00 AM to 5:00 PM, allowing for shared parking with multifamily and commercial uses.
Redevelopment Options
BHU is open to partial or full-site redevelopment and has structured three conceptual options to guide developer proposals:
Option A — Approximately 1 acre of developable land (western BeltLine-fronting portion); no BHU replacement space or parking required.
Option B — Approximately 3.3 acres of developable land; requires 16,000 SF of BHU replacement space and 80 parking spaces (shareable with new uses).
Option C — Approximately 4.3 acres of developable land (full site); requires 31,000 SF of BHU replacement space and 80 parking spaces (shareable with new uses).
Developers are encouraged to propose their own program and land area within these parameters. Highest and best use includes multifamily apartments, ground-floor restaurant and retail fronting the BeltLine, and mixed-use configurations.
Property Specifications
The five parcels are currently zoned O-I and R-4, and all parcels are located within the BeltLine Overlay Zoning District. Rezoning to allow mixed-use will be required. Existing improvements total 31,058 SF across four buildings (Admin Offices: 6,385 SF; Library: 9,600 SF; Classrooms: 9,881 SF; Chapel: 5,192 SF). The site is mostly flat and fully developed, with some slope and tree cover along the western BeltLine edge.
Market Context
The Ormewood Park/Grant Park submarket has experienced explosive growth in household incomes and home values over the past 15 years, more than doubling since 2010. Average household income within one mile of the site is $164,129; median household income is $132,639. The 2025 population within one mile is 17,701 and is projected to grow to 18,364 by 2030. This portion of the BeltLine Southside Trail is currently under-retailed relative to local income levels, presenting a compelling opportunity for ground-floor commercial activation along the BeltLine.
Offer Requirements
