First time public offering of this 165-Acre commercial/land site located at 901 Carpenter Rd. Albany Ohio has phenomenal potential for a 100MW or greater sized Data Center with sufficiently-sized fiber optic infrastructure already available and very close to the property.
Acreage is not zoned or in any Corporation Limit which provides easier planning and project implementation. Although a Load Study has yet to be submitted to local utility AEP, reliable sources and consultants indicate there is sufficient power available. As you can see by the aerial photos in the listing, there is minimal density and the location of a Data Center can be placed away from residential properties. Contiguous property is zoned business and there has been local, regional and state funding assisting in the commercial development of this corridor of Carpenter Rd.
Another 225-plus acres contiguous to this 165-acre track is also available including the commercially zoned developable site within the Albany Corporation Limit providing collective opportunity. A four- lane highway Ohio S.R. 50/32 as well as the Ohio University Airport is within less than a mile as the crow flies. Preliminary design/engineering has already been completed to allow a connector road to the airport from Carpenter Rd. The properties are also in a designated Opportunity Zone.
Phase 1 Environmental, Geo-Technical, Endangered Species reports/studies have already been completed by Burgess and Niple Limited Engineering and are available for review. A Phase 2 Environmental had been completed on this site some years ago and use has not changed and the recent engineering company did not recommend another Phase 2 being conducted.
The site lends itself to solar as well as using Geo-Thermal to extract heat rather than using domestic water. Aquifer is also another alternative for a closed loop or open loop system. Medium Pressure gas already on-site and large Diameter Gas transmission lines are relatively close by as well.
