The Hotel is strategically positioned directly across the street from NRG Park, one of Houston’s most prominent event destinations, anchored by NRG Stadium and NRG Center. This premier location provides immediate access to large-scale sporting events, conventions, concerts, and citywide gatherings, driving consistent compression-driven demand and establishing the Hotel as a preferred lodging option during peak periods.
The Hotel further benefits from close proximity to the Texas Medical Center, the world’s largest medical complex and one of the most durable lodging demand drivers in the United States. This adjacency supports steady, non-cyclical demand from medical professionals, patients, families, and visiting faculty, complementing the Hotel’s event-driven performance and creating a highly diversified and resilient demand profile.
With a brand-mandated Property Improvement Plan completed in October 2024, the Hotel is positioned to deliver operating performance beyond current in-place metrics. For the trailing twelve-month period ending November 2025, the Hotel generated approximately $5.1 million in total revenue and ranked near the top of its competitive set on a RevPAR basis, reflecting strong post-PIP operating momentum. As the Hotel fully transitions into a normalized post-PIP environment, new ownership is well positioned to capture incremental top- and bottom-line growth supported by strong rate positioning, incremental compression from major upcoming events at NRG Park—including the 2026 FIFA World Cup—and a high-quality concrete-and-steel construction that enhances long-term durability and reduces structural and capital risk.
