net lease office portfolio 100% occupied by Ames Construction, Inc., one of the largest heavy civil and industrial general contractors in the United States. The Portfolio
consists of (i) a +/-25,682 square-foot Class A office building located at 8333 E Hartford Drive in Scottsdale, Arizona (the “Scottsdale Asset”), leased to Ames Construction
Holding Company, Inc. with a corporate guaranty from Ames Construction, Inc.; and (ii) a ± 60,689 square-foot corporate headquarters facility located at 2500 County
Road 42 West in Burnsville, Minnesota (the “Burnsville Asset”), leased directly to Ames Construction, Inc., with a corporate guaranty from Ames Construction, Inc. Both
leases feature triple-net structures and 2.75% annual rent escalations.
Ames Construction, Inc. is one of the nation’s foremost privately held heavy civil and industrial general contractors, founded in 1962 and headquartered in Burnsville,
Minnesota. The company generates in excess of $2 billion in annual revenue through operations spanning five continents with a workforce of approximately 3,500
