I have been trying to figure out what would leave a great mark for Buckingham Place, this SODO neighborhood and Downtown which lacks a quality grocery. Spinnaker now has 166 units they are renting a block away and Spinnaker is planning some 300 units 50’ across the street on the vacant lot (attachment) and PennRose is spending some $54.2M for rehabbing historically on 104 units next to the Bushnell. And as well Spinnaker has another $12M already promised for about another 150 units on Capitol Avenue from CERDACT.net next door to the newer 5 story Lego-like state parking garage. I know a niche quality greengrocer on the main floor would be the most appropriate highest use of this 161-165 Buckingham location.
Seeking as part owner for the grocery business too as an incentive for partial ownership that they could own and to capture for Downtown & SODO for the more upscale clientele with thousands of walking apartment dwellers desperately needing a neighborhood Hartford quality greengrocer. If you google or AI how much of a need there is for a greengrocer in Downtown or SODO you will confirm how successful it will be. Not making it up -why don’t you google or AI it and you will get confirmation. Seriously at the “open table” in July in SODO I asked and the consensus was everybody wanted a fresh greengrocer in the neighborhood, but they did not want to make it a coop- that would take work, but your group could make it work, right?
The footprint for 40 units with the ground base area may be too big plus one needs some parking and access from the rear for deliveries, trash so the 30- unit footprint makes more sense and it appears to be around 58 ‘ x 80’ or about 4640sf . Not sure what size would work on a smaller scale then your 3-14-19,000 sf larger grocery stores is not what is needed for the more upscale dwellers paying some serious rents in SODO& Downtown who would love to have a local grocer. I have the city officials and economic development at the state interested in assisting in financing, probably some grant $ as and my proposals have been before CERDACT.net who think highly of this project with Spinnaker’s vacant 2.25 A lot directly across the street and the Dunkin, convenience store next door. The apartments above the grocery could be veteran, handicapped, affordable and not necessarily fair market unlike the 1000 units being rehabbed and built which will probably be 80% market rate . Summarizing-- I am seeking a partnership sale and to remain in for the 20% that Business Opportunity Zone locations allow for the owner to remain. There are several builders who only want to do the project but best to seek equity partners to put their $ and investment in and not just build and walk away. I am seeking an equity builder-developer grocer partners as this is in a BIZ OPP ZONE- no capital gains to pay upon a sale in 8-10 years -- and my 1927 Zunner building could easily be designated as historical for additional tax credits – See my last attachment of the situation to get an overview.
